There are many benefits to having a pre-listing home inspection performed on your home. The main goal of these inspections, is to prepare the home for the market with confidence. These inspections are proactive, and can alert sellers to issues that could potentially lead to the home not selling.


Most smart buyers will also have their own buyer’s inspection when the home is under contract for purchase. When this happens, the buyer’s inspector will still find defects, but more often than not, they’ll be things the seller did not want or need to address prior to listing home. Or, they’ll be mostly minor issues that can occur at any time during home ownership.

Also, home inspectors are good at being observant. So every inspection is going to turn up something. There’s no perfect house!

Here are a few things that can be very important for sellers who have a pre-listing inspection done: 


Old roof, mechanical systems, or plumbing and electrical systems. These areas are usually the “red flag” areas that everyone knows about. These are all important. Most of the time, getting the HVAC serviced after a pre-listing inspection can lead to peace of mind for a potential buyer. Especially one that gets a home warranty.


Also, roof age is important to buyers because of insurance coverage. That’s a whole other story. Old plumbing drain lines should always be inspected and scoped when possible. This is important, because the cost of replacing and repairing old sewer lines can be significant.


Old knob and tube electrical wiring is a big one as well. Insurance companies always want to know if the plumbing and wiring have been updated, especially on older homes like we have all around Cincinnati.


Other major issues can include anything that resembles asbestos or mold, which can be remediated prior to listing.


Also, windows can be very expensive to replace. So if the windows are all painted shut or rotted, or they are old single pane with ropes and weights, they may need replacement. 

  

Some of the minor issues that go on reports include anything and everything else. Leaking drains, leaking supply lines, open wiring, mouse evidence, cracked window panes, dirty furnaces, loose toilets, missing handrails, foundation cracks that aren’t structural, any window issues that aren’t complete replacements, any wood destroying insects at all, etc. 


All these items are just a fragment of what can turn up on a pre-listing inspection. Make sure to get these done to be proactive. Most of the time, people who get these types of inspections done, sell extremely fast when their house hits the market!
